I think as you learn more about not only this market but others as well and surround yourself with a better agent that won't be so hard-pressed to downplay all of your options, I think you will find good opportunities.  

Beyond the low chance of collecting anything even if they get a judgement, the bad press would be devastating.

If you're pressed for time, you may want to look into taking on an experienced partner or lending money that way.

If you accidentally back space or for any other reason the highlighting disappears once you start typing again, you can try it again - it should work.

Definitely not as glamours as I was an accidental landlord. 

As a long term rental you will be hard pressed to find properties that will cash flow in both areas without implementing a value add strategy.
