But, oh well, if it weren't for "other types" we wouldn't have courts, jails, regulators or cops, so it takes all kinds to make the world go  around

@Zulma Calderon A slight clarification...nowhere the OP is, auction.com also handles the actual foreclosure auction (as opposed to our county clerk of court) so this could be the actual foreclosure auction, not an REO.  

The city can take the mortgagee and the owner to court and fine the mortgagee.  

Go do your own title search at the county court house (you need to learn how to do this anyway right) and study the title, also pull the building permits to make sure all those nice improvements are permitted. 

I have a few options, ignore him, go after criminal charges for felony mail and wire fraud, take him to civil court or I can evict the trouble maker.

hi edgar. i have never bought from the court house steps here in buffalo, but i sure am interested in checking it out. i have been doing flipping properties for quite a few years and would like to add this method to my resume. i have been in the court house and checked out the upcoming places on the board they have there, but have never attended the auction. i am a home inspector here in the western ny area, so i feel pretty confident that i could buy there with great confidence as to what i would be buying. always looking for another contact here on BP as well.
