From my point of view I did not want to have to wait to be shown properties by other realtors. 

Zillow aggregates data from the MLS to show a comprehensive view.

As someone who has rented and purchased several homes, I understand both points of view - and depending on what you want, there is no "right" option.

It is just easier with a partner who is also local who can view the property with me on a regular basis as well as help with purchasing materials, etc. 

If you're adding in $2500/year in flood insurance, it has a pretty big impact on what you should pay for the property unless it's in an area where it's compensated by higher rent (eg. ocean view).

That way the 1-2 most serious can view property give you a thumbs up. 

I have learned so much already, but I am interested in hearing thoughts/advice from a female point of view (sorry guys, lol....I am not being discriminatory, I just know that females in the investment world are regarded differently than men, unfortunate as that is). 

Not someone who does real estate with other things, but someone that lives and breathes real estate law and ASSet protection.I say these things because, not only does the paperwork have to be "perfect", but the attorney needs to know all current laws and how they are viewed in the eyes of the courts.  

Additionally, the worst part is perhaps his condescending view towards hard work and education.

Cautionary Note ; Although the series LLC is probably not treated differently than a single llc from a legal point of view, I have several clients that commingle funds among/between their series llcs and I highly recommend you not do this as it is a very likely that this can open the door to"piercing the series".
