Also beware that paying a large loan fee may affect the lenders ability to do the loan.I got cashGeoffrey - awesome ...having cash makes negotiating way easier ...fyi - in the future - if you need to get a loan in the name of your LLC as compared to a loan in your own names - the terms on the financing will be higher .

I was wondering if buying a long term rental property with tenants already in place in a market that is up 20% yoy is a good investement or not. the rough numbers ive been running seem to have a decent cap rate but the house is about 15k more than the zipcode average.

So we went down a bit but never "crashed"2020-2022 was pretty nuts but not super crazy compared to 2018-2019 as most offers have been over asking price the first weekend since 2018May 2022 it dropped off a cliff though and 2023 was terrible in terms of inventory.
