i'm confused (still getting going this morning)....you mentioned its a rehab (which makes me assume that it is not owner-occupied) then you said stay time is 5-7 yrs min (which makes me think it IS OO).if it is owner occupied then you will have the option of a refi or a HELOC. why there would be 1.75 pts is beyond me. if its not OO, then your only option is to refi. no lenders that i am aware of are doing helocs for NOO.speak to a lender. if you got the 1.75 pts + closing costs then you probably have already. what rates/terms did they tell you?
