Buying a $100k-120k house that requires renovation for someone that has no experience renovating or operating in that out of state market is a great way to set a pile of money on fire.

That being said I'm starting at ground zero with little to no money and no experience whatsoever. 

What has been your experience with this method?

My tenant just moved out after a painful experience with her.
