For myself, I believe credit is king, so the faster path to a great credit score is always the one I will choose.After a car accident, I had multiple collections posted to my credit profile while waiting for settlement.

As in my profile, I have been a long time student of real estate beginning with Rich Dad Poor Dad. 

I know folks are tired of hearing me, I am an accountant, among other things, beyond that and I'm not an attorney,  you can check my profile as to general experience.  

It's on my BP profile, it is on my company website (go to Disclosures at the bottom of the page), and anytime I tell people I can refer them to turnkeys on the forums, I do tell them I can make a referral fee if they buy ("can" being because I don't make referral fees from everyone I refer for.

You bring up some good points but after looking at your BP profile  and your  LinkedIn page ( very impressive btw, we're two years apart in age), it sounds as though you're in a unique position as you  provide a service that is absolutely essential to every serious.

Do you mean profile improvements like flooring, added bedroom, nice bathroom, new porch, restructuring of space flow, or splitting the unit into 2 functional rents with addition of a kitchen?
