Wholesaling is about finding motivated sellers (people who have to sell not people who want to sell) and putting properties under contract so that you can resell that contract to an investor at a higher price.

By no means did I post with the motivation of needing someone to tell me all the reasons why this might not be the best idea, but it's always good to hear honest and straightforward opinions.

To make sure you are finding the most motivated sellers you need to maintain, scrub, and continue to build your list so that you are always keeping your list up to date and tidy.A good tip to keep your list looking good is to send your first mailer via first class so that you get your returned mailers back and you can remove vacant or undeliverable addresses from your lead list.2.)

If the tenant has a respectable history of tenancy with you and you’re willing to consider allowing the pet, I like the idea of a prepaid pet cleaning fee of $250 and additional $250 refundable  (motivation for the tenant to manage their pet’s behavior) deposit.However, none of this matters if you can’t be comfortable with pets in the home.

You will not want to overextend yourself and have no cash reserves for vacancies and capex. 100->350 is a big jump and I would question the lenders motives quoting the 350, likely borrowing up to 350k will leave you cash poor, not a place you want to be in.

Now, once you get your licence, re-apply that same amount of  time in reading great books on investing and motivation ( we used to call it self improvement).
