One good point I saw was liability coverage/umbrella policies in case of suing -- which begs the question -- Does an umbrella policy covering the rental property protect against a lawsuit that would arise from this situation?

Although it is quite simple to compile documentation that will get you past the State Corporation Commission, that does not mean such documentation will protect you in the event of a lawsuit, or that such documentation is maximizing the amount of utility and equity you may be able to achieve with your business organization.It is never a good idea to work on legal matters DIY.
