Joe Richardson, by contractor do you mean the guy actually doing the repairs or the turnkey property management?

My labor cost would be $150 to install plus the cost of the fan.Any other thoughts?

My wife and I are spending Labor Day weekend in British Columbia and we've booked a small camper trailer through AirBNB that's parked on lakefront property.

If it's a 2 year contract, I would offer to pay for the materials and split the labor tab with them.

I think you can actually return a better profit if you are willing to stick around to the end and see the fruits of your labor.  

When being added as an Additional Insured, you will be notified when the policy cancels or does not renew.Unfortunately, if people other than your PM are hiring day labor/handymen, I don't see how your control the risk. 

We do rehabs on all homes that we pick up, which makes it time & labor intensive on the front end but almost care-free once they are up and rented.
