Your lender is going to know exactly what the property is -- so don't even try to mislead!

The most valuable skill is being able to find sellers willing to sell properties below market value, and the reason it is so valuable because it is hard to do without spending a lot of money.  

Cash flow depends on how much you put down and how expensive the property is so it isn't a great metric to compare across properties in SoCal which can easily range from $270k-$600k

There's not much to buy here because the housing market is so good. 

I love that real estate is so multifaceted.

I'm sorry, i'm not trying to be rude but there is so much going on in this post.

I called a random guy and quoted me $400 and decided to proceed.I feel that every estimate I get from property management can’t trust and is so unreasonable and I still have to get involved with all and coordinate all repairs.

May be more though per square foot just because the job is so small but shouldn't be too crazy. 

There is so much information that, aside from the Ultimate Beginner's Guide, I'm a bit paralyzed by what to read next.
