If the former, the taxes are likely to increase once you purchase it.I personally wouldn't do this deal as it currently stands. 

Those dogs are very stand-offish with new people. 

Because she does such a good job, we helped her get her first investment property that she should have lease optioned out within a few weeks and she stand to make about 30-40k on this property within a 3 year period of time.  

Take pictures of everything while you are there.I’d suddenly need to do a lot of maintenance....just to get in more often.I’d stand outside their bedroom with a bull horn every morning....at 4am.Post their photos on every social media site, Craigslist, Rentals FB pages letting the world know who they are.They are probably receiving some sort of government assistance, so call and report them for fraud....I guarantee they are reporting they pay rent.

They always make a copy of it and that copy always stands up in court.I can also send certified mail but not all my tenants receive mail at their residence.I can also personally deliver it or post it in a conspicuous place.

ADU's- I'm involved with a startup, MODAL, who is bringing pre-fabed stand-alone MIL units to SLC as a response to SLC's change in ADU policies, they have a model unit down at the City Creek Food Court.

But in practice, I've seen better opportunities for househacks in expensive markets by buying a SFR that needs some work and renting out the rooms if you can stand it.

Don't expect the tenant, especially an elderly lady to stand and watch a bathtub fill up. 

Also read over the covenants, rules and regulations, and financials before buying a condo so you know where the HOA stands.
