I'd put a copy of the receipt the tenant receives at the ATM but the BP system won't let me.The "Customer Card" number provides deposit tracking to a unique tenant.We also implemented a 1 page (small font) Deposit Card Agreement the tenant signs that governs the use of the card.

If the court awarded you the security deposit, then it is yours without any further documentation.Otherwise, if the court did not award you the security deposit, I would guess the standard state laws governing the security deposit applies.I highly recommend you seek the advice from a lawyer you hire in the area where the property is located to get trustworthy legal advice.

Right or wrong, should a government employee take an interest, there may be huge costs involved in defending your actions.I do not recommend anyone play in the real estate finance world without extensive knowledge.
