I'd put your efforts to a different project.

Honestly I am finding that while I was saving money to be able to do this, I probably allocated my efforts in the wrong areas (knowledge wise).

Do not buy it from them unless you are being well compensated for your time and effort.

You already have some experience and with additional effort, will quickly climb the REI ladder to its pinnacle.

Work with arch, builder, etc. to create package showing that the land is worth lets say 9 million to throw a number out there for your effort of creating a package.

It's probably because of the cost/damage factor, but sooner or later it may become worth the effort for some examples. :)
