@Ellis San Josethank you so much for your post, read it at the right time right now i was feeling that i am going very slow and that is hard to get into REI...so i am listening to Jim Rohn now to bring some more knowledge, inspiration and as he said everyday we should do a little, one step at a time...keep learning, go out there meet the right people, and follow my plan so hopefully i am getting the disciplines that will make me get to where i want to go...:)thanks :)

They are opening an issue to be sued and lose and expose the bank's assets......usually not a big deal as many banks are in court somewhere every day.

Are some lenders routinely better than others in accounting for this, such as Local Credit Unions vs Commercial Loans vs FHA, etc.....Is there ever consideration given of the precious owners rental income stream as to the quality/probability of an income stream?

Jess, Levi is on target, your election of a business structure has little to do with any RE strategy, that's the cart before the horse.You need to start out understanding basic business activities and how and why you would use a company, you may not really need your first few deals in a company structure, people sell homes everyday in their own name who aren't even in business and profit from the sale, they buy too.
