Many laws are changing daily, if you don’t get everyone to voluntarily leave before trying to sell please be careful not to violate any laws with fines that IMHO can be VERY excessive.

Finding takes 5 to 8 hours per week; we work through a daily search checklist. 

Just wondering what are your daily habits or routines that you are doing.

Because there are many professionals you deal with on a daily basis for just a single transaction.

Pull together: (1) a spreadsheet to evaluate deals, (2) a spreadsheet to track your projects, (3) connect with a local Agent so that you can get access to MLS, (4) line up financing and (5) create a daily routine for this part of your life.  

I would stay away from BRRR until I had some experience with lenders; check out the forums, there are posts on a daily basis from people that tried BRRR but do not know how to refi out.
