For me to put someone in my Philly Suburb network where the entry points are 150k - 200k, I ask people to show me 80k to prove they can do a deal.

We purchased our first LTR property this summer and have a renter since September.

This person said she's had surgery recently and has been out of work since March, and will return in August.

This past summer was our first year, so to test the market we had a 3 day minimum, and we filled every weekend with 3-5 day stays easily but we had holes in the midweek.  

Is it advisable to do that for protection and tax deductions?

Neither is taking on new landlord policies in Texas or Colorado (where my property located).  

I had a W2 I wanted to leave and thought that owning 30 rental properties would be enough to retire from corporate life.

Are there any tax implications since it’s currently in an LLC and will be transferred to our personal name at close?
