Comparatively to the markets in California and NYC, it is much harder to cash flow with how inflated the purchase price is of most properties in these markets vs properties in Philly. 

Many investors prefer C neighborhoods for the best cash flow.

Looks like some potential for decent cash flow.

I have used this strategy with nearly every investor this year and it has been allowing my investor clients to cash flow on deals.

Controlling payments can help, but its really difficult to catch back up if the work wasn't completed correctly in the first place. 

Your other option is to pay cash instead.

All cash or with financing?

Borrowing other people's money sounds great but the market prices are high and hard to make profit if you borrow the down payment and borrow for the remainder of the mortgage loan.
