Where I invest, there is quarterly garbage fees LL pays, which get billed back to tenant.Sounds like this model would work for you too.

well, duh.I'd put this in unquoted text but I don't see a method of disabling the quote format in the text editor.They can ask you to serve notice so one unit (or both) are vacant at the time of possession, but if you agree to that make sure you have a large deposit and some of that is not refundable if the buyer backs out as you will need it to cover the lost rent. thank you.

Great alternative to states that are cracking down on assignments  or having to try to  juggle double closes and all the marketing expenses that those that never close on props have to do.. this was simply listed on MLS and sold. 7th transaction that JLH has provided this client since Feb.

The warranties always take a lot of time, and you will either end up filing a warranty to find that it is going to take too long and then purchasing something else the same day, or you will end up giving refunds back to guests while you wait on the warranty to be handled.I learned this the hard way when I first got in to rentals.
