The reason I don't like to look at the past is that what drove prices to those highs previously won't necessarily be the same dynamics that will drive them forward in the future.I can't say for sure, but I suspect the next time the market slows as a whole (or corrects), we may see some surprises as far as which city's prices decline, which ones hold up, and which ones recover the fastest. 

New construction costs can vary on several factors - land development, total sqft built area, on-site/off-site utilities, retention/detention area, covered/open parking, type of foundation and the list goes on.Do u have all permits from your City/County?

Thus, my question is, CAN ANYONE GIVE ME SOME LEADS ON INVESTORS IN PANAMA CITY BEACH, FLORIDA that might be interested in a deal, hopefully leading to more deals?

If this passes , I could see other cities getting the same idea .

I am from a rural area in MN about an hour outside of the Twin Cities. 

I’m going to be putting an offer on a country home today with 6 acres just a mile or two out of a small city.
