Unfortunately, you'll just need to get your pencil out and grab every expense possible in preparing this for sale.

In fact, just the opposite is possible.

When I do the math on renting out a property, like in Texas, for a 1 bed and bath and compare it to the median rent for the area, the rental income doesn't cover the entire mortgage, property tax, fees, etc., of the property itself.

In my understanding, it's possible to rent a house by the room so I thought it should be possible somehow with the same or a similar strategy. 

I don't know if you could get that high of rent right now but as the area develops it might be possible.

While it's possible for more properties to become available, waiting for the perfect market isn't guaranteed.

It is a possibility that my Mother would at this stage gift me the down payment to take on a second primary residence loan but we are still discussing. 

I will need to rehab and upgrade the vacant side, and am very curious about how that process will be remotely (possibly working with A2Z to facilitate that).

I have been approached through an agent with a possible lease to buy proposal but need guidance in how to negotiate such a transaction.
