Anyway, how do you make it look like a "personalized" yellow letter if its printing up name backwards or wrong names, etc?  

The appraisal states that fair market value is only $1150, which is actually less then they rent for now.My real estate agent has already provided the bank with several pieces of evidence illustrating that this appraisal is wrong.

@James Marie hey man, don't get too down about it.Couple things:1) RE isn't for the faint of heart, so know that out of the gate.2) it took me 10 months to find my first deal, and I was pretty active in looking.3) Take the time to listen to the last podcast, there is a great tip on this at the end that is simply put and says it all.4) Really using the word "motivation" is the wrong thinking, motivation comes and goes, it's more of an emotional response of sorts.

When something goes wrong, I open my door, take 5 steps, and fix the problem.

you could find yourself underwater real fast...Don't get me wrong, I don't believe in selling real estate properties if it could be avoided but I also don't believe in negative cashflow and over leveraging yourself...

If your one lender bets wrong on the direction of rates or underwrites a large non-performing portfolio they could get a hair and start doing weird things.  

I am not saying that going to an Attorney in order to network and attempt to gain business is wrong.

Correct me if I'm wrong, but the solution to all these questions is probably "my terms". :)
