I'd like to do it all: wholesale, rehabs, flips, rentals, etc.

If it is the latter, then shouldn't realtors really want to work with wholesalers? 

My first thought was to whole sale it but I don't even have an assignment contract yet or know where to get one.

I work with wholesalers after I make sure they know what they're doing - as long as they tell me up front that they're a wholesaler.
