The key is to put it on heavy enough like ~5 mils thick wet. 

Most first time investors will wet their beak into something more turnkey and stable as a buy & hold instead of jumping into flips or etc. 

We both had headaches for the past few days, a sore throat, cough, slight chest pain (maybe lungs) and fever.

This gets your feet wet working with contractors and understanding how to get quotes and understanding costs

Id love to knock it out of the park on my first try but I know that unrealistic so i at least want to get my feet wet with a deal that works.

For anyone that doesn't know, all that means, is ripping out the wet stuff and letting the structure dry. 

Do the demo yourself, Have a pro set the wet areas and tile them then you can do pretty much everything else yourself.  

Barring someone with some "creative" strategy/angle- *cough, rent to own scam, cough*-, or someone taking a leap with other peoples money, rather than their own -hello syndicators- , I don't think you are missing anything, and are one of the few honest posters here on BP regarding the state of affairs.
