It's important to do modeling and run sensitivity analysis to stress test your assumptions.  

Rarely do we run into a situation where I must bill them for damages beyond their deposit.

In the long run does it matter?

Does anyone know if the lenders will even consider these numbers since they aren't the actual numbers the building is running at?

Possibly see if you can reroute the gas line from where it currently protrudes from the slab by running it along the wall through the studs or along the interior back of the cabinets.
