The point being, definitely do your due diligence before diving in and purchasing a tool.

Their is a distance guide but in google earth their is a measuring tool.

The radius approach could include more than 1 neighborhood (especially if there is an "accross the highway" scenario), I have access to propstream, flipster, and others but none of these tools actually have neighborhood data what tools are you all using to get comps in the same neighborhood? 

I'm getting the property ready for listing and have a few questions:- Thoughts on good property management tools that would allow me to list, send lease agreements, receive rent payments? 

I see it as a marketing tool and a way to one up your competitors.
