For rents, BiggerPockets can help or you can contact a few property managers in the SLC area to understand both what they will charge to manage it for you and what they feel they can rent it for.I'm currently looking at a seller-financed deal in Utah Valley and have asked my property manager to estimate rents plus I'll use BiggerPockets rent estimator and compare. 

Anybody have any success stories they would like to share from the blue springs, lees summit, raytown, independence, grain valley, or KCMO area?

In essense, this poster is doing exactly like what Silicon Valley bank did, he borrow the money from another loan while SVB is buying MBS notes in 2020 when yield is very low, but both poster and SVB are not wrong, because at that particular time and place, that's supposedly the right "thing" to do.

That whole valley is really clamping down, especially in the ritzy areas.

I was born and raised in the Hudson Valley just north of NYC.  

When I grew up Ogden was the boondocks, but with home prices going up in SLC Valley and UT county is has pushed more and more people out to Ogden, Syracuse, Layton etc.

But then again living in the Sonoma Wine Valley is pretty great too!

you have supply demand and you have RISK In the high dollar markets supply is usually constrained your not going to drive through silicon Valley and basically see any board ups unless its a major retail renovation.
