I can also think of several  why you want to be duly diligent on the purchase side.I'd find out what I could about the building and the circumstances, talk to some  tenants, call the property manager, if there is one, get the sellers story and the P&L - not the proforma, then make the offer you are comfortable with.Best,CJ Pilon

Gualter, unfortunately I do not have a deed only a sign contract from the owner who walked away.

It may be perfectly legal, and within code, though depending on what circuits were on the main panel it could become dangerous under the wrong circumstances.

i could care less. they are happy and every time they give me tips or suggestions on what my move should be. i tell all the agents i work with "you are not the only agent i do business with". if they dont like it, they dont have to answer my calls.I keep a spreadsheet with every contractor/supplier i work with. unfortunately, i update that list CONSTANTLY. contractors lose their motivation, stop calling back or find someone else to work for. frequent contact with them even in between projects is important to keep the relationship going.

Unfortunately I stink a picking colors and spend A LOT of time on houzz.com looking a styles of home and color schemes and copy what I like :). 

So, in some cases in a situation that I explained can work out providing it is a cash sell and under the correct circumstances.  

The same way the owner may sell to you one day, peoples lives and circumstances change.
