After they moved out and I turned over the unit, all of the improvements easily passed the move-in inspection (just had a couple outlets to swap out).

Aluminum wiring needs to be remediated at each outlet, switch cover and light fixture....not just at the panel.  

In case of an unexpected expense and a required cash infusion from the partners, any thoughts on how that is handled best?

By NOT having a reserve funding plan, more often than not the only option is an unexpected "Special Assessment".

When the suboptimal, generic branding is combined with suboptimal, generic flavor of technical issues and inflexibility that others mentioned above, especially sending notices to tenants unexpectedly and blind, it becomes an absolute deal killer for me. 

Not to mention, it makes our own processes more efficient to know that we are not going to deal with any unexpected events or delays from an unfamiliar lender.

You should get multiple quotes from contractors and factor in any unexpected costs or delays.

Example:  Leaky faucet, Outlet change, etc. 

But fear gets clicks so most outlets like reporting on the more negative perspectives.I'm not paying too much attention to whether or not we are in a recession.
