These are typically more like corporate housing or traveling medical professionals.Short term rentals—We've used Airbnb selectively as a way to turbo-charge properties that maybe have a small funky unit that can't command strong rents but still is a bear to heat in the winter.

I always went above and beyond the typical agent duties by getting very involved in the due diligence, dealing with county/ city planning and zoning etc, for two reasons, because I loved it and to help ensure my deal would go through by providing as much information to my client as possible to help them make a quick and intelligent decision.

They typically require 6 - 12 months seasoning of the original loan.

I will caution you though, that rents in the 500-600 range typically mean a rougher class of tenant.
