Did a an interior/exterior renovation with updated fixtures, lighting, appliances and current trend paint palette What was the outcome?

They just seem like a shining light to attract mischief to me.   

For my first investment property, since I do not have adequate funds for a down payment/do not qualify for a traditional loan due to insufficient credit history, I am seeking a partner to provide the down payment while I provide the deal. 

There are lots on google but most portfolios somewhat unimpressive.We have theme rooms and LED lights and blacklights and all that stuff so we want someone that really knows what they're doing and is going to put some time into it. 

Liens, taxes, rough neighborhoods, illegal additions and anything that has scared away traditional buyers or has not allowed them to get bank financing will be your best bets.

If a cash buyer wanted to put his property under with me (property newly renovated), could I flip it to a buyer with a traditional bank loan, or will the bank reject a whole sale contract?

Maybe lightly stage the kitchen with some colorful accessories, touch up the chipped/stained looking paint on the cabinets.

They simply have slightly higher rates than what you would find traditionally.
