Then since the houses are empty for a period of time, they are subject to vandalism, theft, and sqautting. 

Make X, Y & Z specific to that person.It takes a lot more time, and more thought, but if you do that I would almost guarantee you'd find someone in a couple of months. 

White cabinets are going to show a lot more grime at turn time then the brown ones will.

But, if one has enough time, development is eventual.
