(The 2% Rule says that the gross monthly rents should be 2% of the purchase price.)

Find a deal, run the numbers and have money if something hits the fan. 

We introduced a new color scheme for our new construction homes.Once the exterior paint was finished, we realized that we strongly disliked the color we chose for the garage door.Easy fix, spend the money to repaint the garage door and update the color package for future homes.Hiccups like this happen every day in this industry.

I’m not sure all of the regulations/rules to this in PA though.

I bought a property where the current numbers don’t make exact sense, but it’s my personal residence and cheaper than renting for me even in todays market.

It can be highly profitable but making quick repairs  is the number one way to stay profitable.
