@Robert C.I specifically talked about landlording issues because in my view this website really does have a gaping flaw -- it doesn't do a good job offering quality rehab advice, and some of the people in the forums who regularly talk about their "rehabbing experiences" are probably really good at picking out the most expensive vodkas in blind taste tests but should be beaten with a good thick stick every time they get a random urge to write something about power tools.But I do think that sooner or later, you get to the right answers about LLing here at BiggerPockets, and you get to them faster than trying things out on your own and paying for your own lessons.

The way I've tested it out is that I'd need to purchase a $1,000,000 property and somehow get $10,000 per month out of it just to get 6%...Is there something I'm missing here, or it's meant to be this way?

If purchased, I will be living in unit D.Two units rent for 630, the other two for 615.  3 of 4 units are up for a raise in rent this year, but based on area $650 is around the max for a 2 bedroom in that condition.Long term tenants in units A, B, and C.Full septic system inspection and well water testing will have to be done in addition to inspection and appraisal for financing.  

I would make sure to call the google voice number and test that it is working properly.

It might be more important to test out a partner, to figure out the legals or something else.

If it doesn't, you'll have a better understanding of how to tweak it the next time you want to test it out again (i.e. in a different market, cycle, etc.)

To me, this is somewhat of a test to see how bad I want it.

Also, for 3-4 unit properties they will also need to pass the FHA self sufficiency test which essentially calculates the projected rent of all units minus vacancy, uses 75% then that number must be equal to your monthly mortgage/PMI/Tax/insurance amount.

I still have to pass the aptitude test and then an interview.

Inspected the affected areas and have conducted a Mold testing and will be Providing certificate.
