I've been a real estate investor for almost twenty years and I never thought this was even possible, but here we are.

When I was in the same situation years ago I found a mentor who took me to an out of state market.

She has about 30 years of experience in that field and has previously run all accounting for several small businesses.

I am 19 years old and have been doing real estate for a little over a year.

I looked into Bocas a year or so ago.  

The only issue I see with doing this is if you have a property that is in construction between two different fiscal years.

However, it also shows that the summer 2024 market has been slower so far than last year’s.

Collecting rents is super easy and the bookkeeping features allow me to track all revenue & expenses for each property in a manner that makes filing my taxes at the end of year very easy. 

They stayed with me for two years, paid on time every month, were fantastic tenants, and I never met them in person once.These tenants just moved out and I just had a new set of tenants placed with a very similar situation.
