I know nobody has a crystal ball but is there anything I should consider if I plan to refinance and pull cash out at a later time in a few years?

That could buy the buyer some time but it sounds like there has been a lot of ball dropping.

I would ask the seller to replace or repair the AC so it achieves the requires temperature differential.

It is a fun experience once you get the ball rolling. 

When you say the hot water is substantially below, do you mean pressure or temperature?
