There are supposedly some security deposit policy type insurance out there.

I suppose for the newbie there is some value.again, I found my own properties and asked an agent to let me in.I looked at many properties and never had the multiple agent problem or was turned down.

And if you had a tenant that didn't pay rent as supposed to during the contract I would require that tenant to be gone or caught up before closing. 

I know we need our mail sent there, utility bills in our name, and supposedly stay there "a majority of the time", but is there anybody out there that has a better hold on this?

Of course we will not allow our two girls to play in the front but being a kid, I know I found ways to do things I wasn't supposed to do so it is something we have considered and factors into everything as well.  

There is a paid service, AirDNA that is supposed to give better, more specific info.

I suppose you could ask them why they are always late.

Technically you are supposed to provide a notice to quit on the old lease and then provide a new lease to be signed.

Courts are not supposed to allow someone to have “projected income” but they did.
