I submitted all the paperwork into the Bank and now the bank wants to do an appraisal on the home however the ex spouse isn't cooperative whatsoever and won't leave the home.

@Sandy Uhlmann we primarily purchase 2nd position NPLs, but we have been able to obtain verification of insurance (and included as "additional insured") with either homeowner authorization or submitting assignment of mortgage to insurance company.

I am not familiar with Kentucky, but in Arizona it is pretty easy to set up an LLC yourself by following the instructions online and submitting your own forms.
