Either inherit a bunch of money or pound away at your W-2, socking away every last dollar to build towards a passive income stream that no one can take away.

I'd say keep your powder dry while you get educated, focus on your first income stream (baseball) and find partners you can invest with passively.

And if the opportunity comes along to venture into some flips I'll look into that as another stream to feed into my long term plans.

@Michael GreenbergOh, I have to look into the ROKU tv capabilities, and streaming with Netflix.

It may depend on the individual's personal attributes, their income streams, location, timing, luck, and a host of other variables.

Also number of tenants at the center can affect the income stream heavily if all leases are coming due within a few years of each other versus nicely staggered out as to help prevent  big vacancies or turnover at any given time.No legal advice given.

What I would be considering is offering a service where you help landlords or potential landlords obtain a new investment stream by you/your company basically setting everything up for a fee.

I agree with Jake and will add the multiple streams of income potential as well. 

Sounds like a good plan of focusing on your main income stream while building up the passive income on the side.
