I am happy to have finally figured out a path to do so.

  :)  Maybe you'll recognize me now.Anyways,  just like  @David Stevoff said,  I too am following a similar path. 

It’s fairly straightforward in terms of what to do with it to maximize the value.

This is a path very few people will travel and it is a very wonderful thing.

There are plenty of things that go off the rails and have to be corrected as the deals progress.My personal path was to meet a Mentor (in 2010). 

It is not uncommon to see re-painted and re-floored homes in my area still have this smell and the only two paths I have heard success stories with to remedy it are:- repaint with an appropriate primer (meant for heavy indoor smoke remediation)- ozonationThe hoarder cleanup crew I got to interact with recently sung the praises of the ozonation process in their service and told me that they actually have to go back and add lemony scent after the fact because the smells . . .

Its pretty straight forward.

After listening to a @Brandon Turner webinar, I was hooked on real estate investing and knew this was the path I needed to take to achieve the goals I set for myself.

At the end of 2016, I was continuing on my path with a total of 14 doors- 7 duplexes.

At this point you are headed down a very dangerous path by not bothering to train your tenants.
