Get creative with what you can offer, maybe a storage unit on your property is vacant and you can offer to add it to the lease for free for the first year, or an additional parking spot, etc. 

Primary room is light and bright with 2 closets for plenty storage space.

I have a stock of them in the storage to accommodate breakage.

I had one of my lenders tell me he got a deal done once where they built a "storage room" for the upstairs apartments and that put them over the edge of 51% used for residential to do the FHA.

This should cover issues such as shared storage areas (refer, laundry, bathroom, exterior, which should each have identifiable spaces with room number displayed) as well as where storage is NOT allowed.
