We just closed on an all cash purchase via an SMLLC of a SFR at auction (at a healthy discount to market due to distress) that we intend to use as an investment property, and we're looking for guidance on the best strategies for pulling as much equity out of the deal as possible to roll into another property (identified but yet to be purchased).

I don't currently own a home yet, so my thoughts were to buy a duplex and live in one side and rent out the other, or stay in my current rental while I set up other investment properties.

The ordinance is only for short-term rentals, which (in Atlanta) are 30 day stays. 

They sell for less than 3-bedrooms, but rent for close to the same and are good as mid-term rentals.

This approach allowed us to proceed quickly and efficiently, avoiding delays and ensuring the project stayed on track.

You may also be asked to fund an interest reserve at the time of closing which mitigates default risk for the lender.Hopefully you find helpful.
