This thread covers a bunch of different issues I've seen in 10+ years of RENOVATING AND SELLING (You can look up my thread, which didn't go far about why I think even simply saying the F-word (flip) is as STUPID as shooting yourself in the foot, when Wrigley for instance will spend millions picking the name of a new gum, names, terms, etc matter to consumers and to say the biggest purchase of your life is a "flip" which to me sounds like something slapped together, I can't see ANY possible way using the f-word will NOT hurt the selling price.)I don't bother even looking anymore at anything close to the lower end and once I sell the two lower priced rehabs where I essentially had to "rehab much of the rehab" and I take the lion's share of the blame on these, as I'd taken on too much and became far too loose in my supervisory and QC duties, so I had a GC who started hiring hacks, an electrician who among other things, never bothered to pull a permit on one of the places (and when I contacted the city, who I had a great rep with-they came down hard on ME NOT HIM!!!)

I think people like bullet points - they are scanning lots of homes and you want to make they key facts easy to spot: number of BR, bathrooms, garage space, square footage and location.We use two seperate contracts: a regular rental agreement and a simple option to purchase agreement.

all three needed; New roof, siding and windows. moderate to heavy amount of landscaping needed, new deck, possibly extra structures on property need demo'd and removed such as extra gerages, etc.when i say $$/SF I mean if i look at the MLS and see the house has 2,000 finished square feet I would take my number such as $20/SF and multiply it by the listed 2,000 so my budget for example would be $40,000.

At 1.5 spaces per unit 50*1.5=75 spaces and average of about 300-350 square feet for the space and room to maneuver that will put you at between 22,550 and 26,250 square feet just for parking more than half an acre.
