First and foremost, accepting even a partial payment after the cure period has lapsed is not a good idea unless you are in a state that specifically allows such.

Perhaps you just need someone who may/may not have specific skills but rather acts like more of a Project Manager?

Basically as much data on a specific property as possible.

What are the specifics on the deal, how much is asking price, how much is rent for each unit, are utilities included, how much work does it need, what is the local rental demand, ? 

Respond with specifics, especially the numbers.I assume you're planning to "house hack" for at least a year and use a FHA loan, right?
