Can anyone share their experience in where you found leverage for your flips outside of hard money?  

A friend recently shared with me that she is having a really hard time finding a bank who will refinance a rental property that she ownes in Monrovia, California.

So, because I don't qualify for DSCR at the moment, I can possibly get a bridge loan to acquire the property, charge them rent until she finds a place, bring the other units up to market rents, and then refi out within 8-12 months.

Any insights, experiences, or contacts you could share would be immensely valuable.

The way I see it, if these friends are viable and trusted business partners it could make Real Estate in Boston more affordable with shared responsibilities to reduce the workload of managing the property.

I have a few from BP con I could share they had flyers but they like to do the construction too.
