I'm currently self-managing with some assistance from a family member that is a property manager.Nitty-gritty info:3466sq/ft 4 unit multifamily property. 2 bed 2 bath2 bed 1 bath x21 bed 1 bathA semi-finished basement that was rented out by the previous owner but was destroyed by that tenant and is currently unusable as a rental space.

In my humble opinion, multifamily & self storage remain stable investments, and don't tend to be correlated to the single family market, and its vulnerability to changes in interest rates, which is why investors flock to commercial real estate niches such as these.

I'm a little local handyman landlord just outside of Pittsburgh with a tight little self-managed C-class portfolio, for instance.Here, in low-rent single family and small multifamily, the name of the game is finding that one good old building with strong fundamentals going for it out of ten other true moneypit crapshacks that are really ready for the bulldozer.You get nowhere here unless you screen like crazy and put the people you rent to under a microscope.

I have dedicated my time at one point to property managing, leasing consultant, Maintenance, birddog, wholesaling, and crunching up lots of numbers on Zillow, Redfin, Loopnet etc.. for self educational purposes and really just getting the time and practice in to sharpen up my skills.
