That said, the cost of these units, as you noted, are affordable and surprisingly, prices have been going up even though we're going into the off season. 

I've had MANY posting up and generally the "younger" crowd tends to flake more than the seasoned veteran.

I'm in Ohio and read that I should start near me with the first couple of properties, but with Ohio having more people traveling here during summer vs winter, I'm nervous there could be a dip with seasonality instead of having steady year round coverage. 

With the rise of inflation happening it's only going to get harder and harder to get started in real estate.I am sure a lot of the buyers who are beating you out are seasoned investors who have the capital to deploy and understand the long-term appreciation that is happening in the areas you mentioned.Keep writing offers and you'll be sure to land something in the near future.

@Patricia SotoWhile people are pointing to seasonality, marketing, etc., no one is pointing out the macro conditions- Housing demand on all levels is plummeting (buying and renting).

Summer was still very busy and no we're seeing a normalized winter season ahead. 

They were projecting $299-350 / night during our peak season.
