I do also let them know ahead of time that any new tenants will have to go through my screening process.To summarize, the 2 things that have helped me work well with these types of leases are:1.

Managers just don't screen pets as well as I would if I were there, so this helps narrow it down.  

Screen in order.

It doesn't seem very difficult: I will basically be responsible for accounting, screening (very low turnover; very few rentals), common grounds maintenance, and resolving any problems that may arise. 

I'll definitely tell him to do his homework on screening tenants.

I basically do the basics for people including pool decks, replacing screens and mow, mulch, trim yard work.  

We have yet to purchase our first property but we have taken over management of my father’s property and we are in the process of screening renters now.I will try to keep this story as brief as I can.

They don't understand that the owner sets the screening criteria, and as the manager of the property, I am bound by that.

I'm a bit intimidated at the thought of bad tenants, but I think proper screening will put me at ease eventually.
