That has taken away most of the salt in this situation for me, but I still feel AirBnB should have paid me some kind of early-out penalty for this guest in case I didn’t get it booked again so quickly.

My partner is looking for a job in either Salt Lake or the Twin Falls area so we can move closer to the property in the next 3 months, and the plan is to find a Single Family home in need of help to live in and fix for a year, and hopefully find another a year later, rent the first out, and start growing one year at a time.

What Insulation, spray or regular?

I have been flipping homes for others off and on for the past 7 years in Salt Lake City, that has gone well and I have learned a lot we just sold our last flip and we will come out of it debt free and with $20,000 to put forward to our next project.

The other tenants want action, so I will pay a local company $450 to come in and spray, but it really wont do anything with that unit is utter distress.

I think my hard money friends are underwriting at 80% minus repairs in my market. ya out here your lucky to get 90%  too much money chasing too few deals.. don't know about Salt lake area but that area is strong as well. its why many of the rehab flippers I used to fund have actually move to building new homes now again these are not for rental purposes no one buys or very few buy SFRs in our market for a rental.. they buy duplex four plex and mf.. those are priced at cap rates and make sense..
