My first few inspections were helpful to help understand building systems and routine maintenance schedules (don’t have to worry about that stuff when you’re a renter.)Sadly inspections afterward, for investment properties, only turn up obvious items that’s hard to miss if you personally walk the property looking in the nooks and crannies.Rot, poor wiring, improper framing, water leaks, etc that are behind the walls is when I’ve gotten into trouble.

Fortunately, I set that money aside and rents kept going up, so I built a nice reserve that paid for all the maintenance.

It's a lot more than just showing rentals, approving applicants, collecting rents and handling minor maintenance issues!

I am assuming you are referring to Vacancy, Maintenance, Management?

At purchase of the home, the "HOA" was only in effect regarding road maintenance.  

I am almost always (for the last couple years) involved in a renovation on one of my properties that involves much of my own work, handle maintenance requests, and do most of the repairs myself that come up.

I believe there are stricter guidelines on property maintenance as well.
